Having Love London Living as a tenant will allow you to benefit from a mid-long term tenancy with minimum unwanted costs or tenant troubles.
How does the property maintenance work?
As the Landlord, you will be financially responsible for the usual things a Landlord needs to maintain – you will not need to deal with the individual occupants, you will have one point of contact at Love London Living who will update you on any work that needs to be done. We will be responsible for wear and tear to minimise any hassle from your side.
How much does this cost?
Nothing. We do not charge Landlords – we are essentially your tenant and pay you rent in the way a normal tenant would. The only charges will be any usual maintenance costs.
What happens if Love London Living goes under or does not pay my rent?
Should this happen, all rent from the occupants will be paid to you directly. The deposits from the occupants will have been registered with a deposit protection scheme at the start of the tenancy and will still be accessible in case of any damages at the end of the tenancy.
We also have a guarantor company that will sign part of the contract to confirm that if for any reason Love London Living do not keep up to date with rental payments, they will be responsible for covering any outstanding amounts.
How does it work?
We will rent your property from you for a fixed period and will pay you the market rent throughout the tenancy. Love London Living will be your Tenant and you will have a single point of contact, taking any hassle away from dealing with multiple residents. We will be responsible for all utilities and will even provide a weekly cleaner so you can be assured that your property is being well looked after.
Who will be living in my property?
We find and reference corporate and professional occupants for each room through our relationships with companies and relocation agents looking for accommodation for their employees and clients. We only allow professionals and it is in our interest to ensure we check employment and previous renting history as well as identification and proof of previous address checks.
What if one of the residents does not pay their rent?
This has no effect on the rent we pay to you. We are your tenant and will pay the agreed monthly rent regardless of whether the residents pay theirs.
How do I know my property is being looked after?
A representative from Love London Living will regularly inspect the properties and report to you with updates and photographs. If you wish, we can arrange for you to periodically visit the property to ensure you are happy with the way we are managing it.
